Buurman on your phone is now a phone app — not a desktop app squeezed onto a small screen. We rebuilt every list, dashboard, form, chart, and modal around your thumb. Fifty‑plus upgrades, end to end — the biggest single release in Buurman’s history.

Swipe to act — swipe a payment, expense, document, or pending extension to reveal the action you want. No more digging through menus.

Card layouts everywhere — tables become readable cards on phone. Payments, expenses, documents, contracts, properties, photos, the Top 5 performers panel — every list reflows for the screen you’re holding.

Pull‑to‑refresh, drag‑to‑dismiss, pinch‑to‑zoom — the gestures your phone already speaks. Pull down a list to refresh it. Drag a sheet down to close it. Pinch a document preview to zoom in.

Bottom tab bar & full‑screen sheets — the main sections sit at the bottom where your thumb already lives. Filters, country pickers, and photo galleries open as full‑screen sheets instead of cramped popups.

Hero KPI & smarter dashboard — cash flow front and centre, colour‑coded green or red, with the rest of the KPIs in a horizontal rail you can swipe through. Long‑press any KPI to see full precision.

Form steppers — adding a property or contract no longer means scrolling a wall of fields. One step at a time, with keyboard handling that never hides what you’re typing.

Install Buurman to your home screen — an install prompt appears on supported phones. Once installed, Buurman opens fullscreen and tucks neatly around the notch.

Your Portfolio, One Click into Google Sheets

New

Properties, payments, expenses, and contracts all gained a one‑click export menu. Pick your format — CSV for portability, Excel for your accountant, or Google Sheets — and the data lands where you need it.

Sheets, not screenshots — authorise once and your data flows straight into a fresh spreadsheet in your Drive. No download‑then‑upload dance, no CSV that lost its dates, no manual formatting. The sheet arrives with frozen headers, sorted filters, banded rows, currency and date columns formatted, and a tidy “Buurman exports” folder created for you.

Useful out of the box — payments come with the contract and property attached, expenses are linked to the property they belong to, contracts carry the address. No more UUID soup; the sheet reads like something you’d build by hand.

One‑shot takeout — your full data takeout can now land as a single multi‑tab Sheet — one tab per entity, in sidebar order, with native number and date formatting throughout.

Privacy by design — we ask only for the narrow drive.file scope, so Buurman can only see the files it created. Your access token is used for one request and never stored.

Mortgages, indexation, taxes, and cash flow are all sized to a real small landlord — so the dashboard shows you what you’ll actually see with your own data
  • The green “all paid” badge has arrived — we shipped amber, red, and blue last week. Now a fourth state: a green checkmark on contacts that have paid every cent they owe. A positive signal at a glance, instead of an ambiguous absence of information
  • Guarantor balances on contact cards — guarantors are financially on the hook, but their cards used to show nothing. They now display the amount they guarantee, styled distinctly from money they personally owe — so you can tell “owes” from “backs” at a glance
  • More reliable email delivery — we switched our email delivery provider behind the scenes, so invitations, password resets, and notifications land in inboxes more consistently
  • Richer data takeout — your data takeout now includes every document and photo you’ve uploaded, organised by entity, with a styled index page that catalogues exactly what’s in the bundle

  • Past and future rent periods can now be edited or deleted — useful when you need to correct an old amount or set up a future change after the fact
  • Manually‑created rent periods are now preserved when a contract extension is activated — your custom amounts are no longer overwritten
  • Creating a new contract extension automatically supersedes an expired active one, so the timeline always reflects the current state without manual cleanup
  • Error toasts now show the actual reason a request was rejected, instead of a generic message — far easier to fix on the spot
  • Property and portfolio PDF exports now use your team’s default currency instead of falling back to euros when a property had no currency set
  • The occupancy chart on the dashboard now displays its data again — previously it could appear empty for some workspaces
  • Dropdown menus and date pickers now consistently appear above other content, never tucked behind a sticky header or modal
  • Payment instructions can now be added with effective dates in the past — useful when you’re catching up after the fact
  • PDF documents preview reliably inside Buurman again, regardless of where the file is stored

The Contract Paper Trail Does Itself Now

New

Sending a rent increase notice used to mean opening a Word template, getting one date wrong, and finding out three months later the notice didn’t legally hold. Buurman now generates consistently formatted PDFs directly from your data — every name, date, amount, and clause filled in from your contract data.

Contract extension addendum — the moment a renewal is approved, a complete extension letter is ready: original terms, new end date, updated rent, a place to sign.

Rent change notice — a notice that meets the formal requirements tenants and courts expect, showing the effective date and both the old and new amounts — everything a tenant needs to understand the change.

Every document is attached to the contract’s record — ready to prove it was issued if it ever comes into question. Confirm that local regulations are met for your jurisdiction.

Buurman Now Speaks 13 Languages

New

No more sending formal notices in the wrong language and hoping for the best. Every screen, form, error message, and tooltip is now available in English, Dutch, Portuguese, Spanish, French, German, Italian, Swedish, Danish, Norwegian, Finnish, Polish, and Greek.

Each team member picks their own language independently. The team admin sets a default that drives all outgoing emails and generated PDFs — so a tenant in Lisbon gets correspondence in Portuguese while your accountant in Amsterdam works in Dutch.

Nothing to configure per document. Language for outgoing documents follows the default your admin sets — across contract letters, rent change notices, and email notifications.

Bulk Import Contacts from Excel & CSV

Upload a spreadsheet and bring in hundreds of contacts — tenants, guarantors, anyone — in one go. A drag-and-drop mapping UI matches your columns to the right fields — review and adjust before anything is saved. A full preview shows exactly what will be imported.

If anything looks off, you get a line-by-line error report before a single record is saved. Duplicate emails within your team are flagged before import. Works with CSV and Excel files.

Your tenants page is now a full Contacts hub. Every person connected to your properties — tenants, tradespeople, companies, partners — managed in one place. Each contact gets a complete profile: overview, activity history, relationships, files, and addresses.

Notes & Timeline — log calls, meetings, viewings, key handovers, and inspections with rich text. Pin what matters to the top. Set follow-up dates and Buurman reminds you automatically — nothing falls through the cracks.

Tags & Relationships — label contacts as VIP, Prospect, Late Payer, and more from a curated set of tags. Link a guarantor to their tenant, an employee to their company — then navigate between them in one click. Buurman always shows both sides of every connection.

Contract Renewals & Extensions

Contracts don't just end anymore — they evolve. Set each contract to renew automatically or on your approval, with the terms that matter: renewal length, notice periods for both sides, and a cap on total renewals if you want one.

Rent adjustments happen your way — a fixed percentage, a fixed amount, or decide case-by-case when the renewal lands.

A visual extension timeline on every contract page shows the full history — original end date, each extension, rent changes, and the current effective end date. Every extension — created, activated, declined, or cancelled — is preserved in a full audit trail.

Jurisdiction-aware defaults for 7 European countries and growing — Netherlands, Germany, France, Spain, Belgium, Portugal, and Austria today — pre-fill typical notice periods and adjustment rules for your region. Two new dashboard panels — Upcoming Renewals and Pending Extensions — keep deadlines visible. Automatic renewals run daily, extending eligible contracts on schedule with email notifications at every step.

Not sure a calendar feed is worth subscribing to? Preview it first. Click the preview icon on any feed in Settings to see a full month of contract expirations, payment due dates, and key events — right inside Buurman. No external app needed.

Retroactive Rent Adjustments

New

Sometimes a rent increase needs to apply to a period that's already passed — a late government index publication, a delayed negotiation, or a correction. Previously, you had to manually calculate the difference. Now Buurman handles it automatically: apply a rent increase to past periods, and Buurman automatically creates adjustment payments for the difference on any already-paid rent. You'll see a clear preview of what will happen before confirming, including how many retroactive adjustments will be made.

If anything goes wrong while applying changes across multiple contracts, Buurman shows you exactly which ones succeeded and which still need attention — no guessing, no risk of double-charging.

MS Excel Export

New

Your accountant wants Excel, not CSV. Now every export in Buurman is available as a properly formatted .xlsx file — transaction history, property dashboards, portfolio overviews. Click the export button, pick your format, done.

Refreshed Look & Feel

Buurman got a visual refresh. A new typeface, consistent spacing, softer corners, and a fully reworked colour system that adapts seamlessly between light and dark mode. Every element — buttons, badges, cards, charts — follows the same clean design language now, across the entire app, email notifications, and PDF exports. It's the same Buurman, just easier on the eyes.

Smarter Notifications

When multiple events fire at once — say, eight overdue payment reminders — you used to get eight separate emails. Now Buurman groups them into a single digest per notification type, so your inbox stays manageable. SMS notifications get the same treatment. Urgent alerts still arrive individually so nothing critical slips through.

Raising rent shouldn't require a law degree — but getting it wrong can mean fines, disputes, or a voided increase. Buurman now includes a built-in rent regulation database covering 20 countries, with legal limits from 2022 through 2026, cross-referenced against official government sources. The Netherlands, Germany, Portugal, France, Spain, Belgium, Ireland, Italy, Austria, the UK (including Scotland), the US (New York, Oregon, California), Canada (Ontario, BC, Québec), and more.

Open the new Rent Adjustments section, pick your year, and see the legal ceiling for your region. Berlin's Kappungsgrenze, Flemish health index caps, Scottish rent control zones — all accounted for. The wizard previews exactly what each adjustment means for your contracts, then lets you apply them all in one click. If your country isn't covered yet, you can request it directly from the app.
